Non-DSCR Rental Loans: When the Rent Doesn't Cover the Payment
Rent Doesn't Cover the Payment? You Can Still Close.
Non-DSCR (no-ratio) rental loans for 1–4 unit properties where the rent doesn't produce a 1.0 DSCR. No minimum DSCR, no minimum credit score and no personal income verification. A 650+ score unlocks the best terms and the highest leverage.
Apply Now ▸Why Non-DSCR
When the ratio is the only thing in the way.
A standard DSCR loan needs the rent to cover the payment. Plenty of good deals don't pencil on day one: high-value markets, a short-term rental still ramping up, or a property you're repositioning. A non-DSCR loan qualifies on the property's value, your equity and your credit instead of the ratio.
No Minimum DSCR
The rent-to-payment ratio isn't the qualifier. Properties that come in under 1.0 are eligible.
No Minimum Credit Score
There's no hard floor. A 650+ score gets better pricing and higher leverage; below that, expect a lower LTV.
No Personal Income Docs
No tax returns, W-2s or pay stubs, and no debt-to-income ratio.
Short-Term Rentals Welcome
Airbnb and VRBO properties qualify, including ones still building a booking history.
Purchase, Refi or Cash-Out
Buy, lower your rate, or pull equity out of a property that doesn't cash flow on paper.
Close in Your LLC
Vest the property in your LLC or corporation, or in your personal name.
Interest-Only Options
30-year fixed, ARMs and interest-only structures to keep the payment manageable.
Path Back to DSCR
Once the rent catches up, refinance into a standard DSCR loan for better pricing.

FAQ
Common questions
FAQ
Common questions
What is a non-DSCR loan?
A rental property loan with no minimum debt service coverage ratio. The rent doesn't have to cover the payment; the lender qualifies the loan on the property's value, your equity and your credit.
Who is it for?
Investors whose rental comes in under a 1.0 DSCR: high-value or appreciating markets where rents lag prices, short-term rentals still ramping up, properties being repositioned, or buyers who'd rather put less down than the ratio would require.
Is there a minimum credit score?
No hard minimum. A score of 650 or higher gets better pricing and higher leverage, up to about 75% LTV on a purchase. Lower scores can still qualify, usually with more equity.
How is it different from a regular DSCR loan?
A standard DSCR loan needs the rent to cover the payment, usually 1.0 or higher, and offers up to 85% LTV on purchases. Non-DSCR drops the ratio requirement in exchange for lower leverage and slightly higher pricing.
Do you verify my income?
No personal income verification: no tax returns, W-2s or pay stubs. Lenders check reserves, the appraisal and, on most programs, credit.
Can I refinance into a DSCR loan later?
Yes. Once the rent supports a 1.0+ ratio, many investors refinance into a standard DSCR loan for better terms. Your advisor can map that out up front.
Can I use short-term rental income?
Yes, though with no ratio requirement the rent matters less. Short-term rentals are eligible on most programs.
