Investing in Georgia

What's different about investing in Georgia

Georgia reached 11,180,878 residents in 2024 after adding 116,446 people in a single year, one of the ten largest gains in the country (U.S. Census Bureau, Vintage 2024). Metro Atlanta's single-family rental and flip markets, along with Savannah, Augusta, Columbus and Macon, keep Georgia among the most active states for small and mid-size investors. LOANKWEST is a loan broker, not a lender. One application gets your Georgia deal in front of the lenders in our network that fit.

Georgia is a nonjudicial foreclosure state with a fixed auction day. Lenders can foreclose without going to court. Sales happen "on the first Tuesday of the month between the hours of 10:00 a.m. and 4:00 p.m." on the county courthouse steps, after the notice runs in the official county newspaper for four consecutive weeks, and the borrower must receive written notice at least 30 days before the sale (Georgia Attorney General; O.C.G.A. § 44-14-162 et seq.).

That creates two opportunities: - Buyers can track upcoming first-Tuesday sales weeks ahead through the legal-organ notices. That's a natural fit for hard money and bridge capital arranged before auction day. - Owners with a maturing or defaulted loan may have little more than a month once notice is sent. If that's you, talk to an advisor about bail out funding ($50K–$500K, up to 70% of ARV) immediately.

The flip-to-rent (BRRRR) path. Georgia's mix of older housing stock and steady population growth makes the buy-rehab-rent-refinance strategy common. Plan both loans up front: a fix & flip loan for the purchase and rehab, then a DSCR refinance. Read Hard Money vs. Bridge vs. DSCR for how to time the seasoning.
