Built for investors the banks send home.
U.S. banks want a U.S. credit history, a Social Security number and U.S. tax returns. The lenders we work with qualify you on the property's rent and your passport instead.
Passport, Not a Credit Score
No U.S. credit history or Social Security number required. ITIN borrowers welcome.
Qualify on the Rent
The property's rental income qualifies the loan. No U.S. tax returns or pay stubs.
Close in a U.S. LLC
Hold the property in a U.S. entity from day one.
Short-Term Rentals OK
Vacation markets like Florida qualify using market or historical short-term rent.
Apply From Abroad
Apply online, work with your advisor by phone or video, and close with remote signing where the lender allows it.

Does the rent cover the payment?
Foreign national lenders qualify the loan on rent divided by the full payment. Leverage depends on the program and your documentation.
Estimate only, not a quote. Leverage and pricing depend on the lender, the property and your documentation.

FAQ
Common questions
FAQ
Common questions
Do I need a U.S. credit score?
No. Foreign national programs don't require U.S. credit. Some lenders may ask for a credit reference letter from your home country's bank.
Do I need a Social Security number?
No. You can apply with a passport, and ITIN borrowers are also eligible.
Can I close without flying to the U.S.?
Often, yes. Many lenders allow remote signing, or signing at a U.S. consulate, with documents apostilled as needed.
Where does my down payment have to come from?
It can come from U.S. or foreign accounts, as long as it's sourced and seasoned. Wires from overseas are common.
Can I buy a vacation rental?
Yes. Short-term rentals qualify using historical booking data or a market short-term rent analysis.
Do I need a U.S. LLC?
It's not always required, but most foreign investors close in a U.S. LLC. We can point you to people who help set one up.
Your next rental is in the U.S. Let's finance it.
No credit pull to apply. No U.S. credit required. No commitment.
