FAQ
Common questions
FAQ
Common questions
How much do I need to put down?
Typically 15% of total project cost, or less if you already own the land and have equity in it. Interest reserves and closing costs are extra.
Do I need permits before applying?
No, but lenders will need approved permits before the first construction draw. Apply early so financing is ready when permits are.
I haven't built before. Can I qualify?
Yes. Prior builds are preferred, however first-time builders are accepted, usually at lower leverage.
How do draws work?
You complete a phase, request a draw, an inspector verifies the work, and funds are released, usually within about 48 hours.
What happens when construction is done?
Sell the property to repay the loan, or refinance into a long-term DSCR rental loan. We can arrange that take-out from our network too.
What is an interest reserve?
Some lenders hold back part of the loan to cover monthly interest during construction, so you don't pay it out of pocket.
Can the loan close in my LLC?
Yes. Most construction lenders require an LLC or corporation, with a personal guarantee.
Got plans and a lot? Get construction terms today.
