Investing in Arizona
What's different about investing in Arizona
Arizona grew to 7,582,384 residents in 2024, adding 109,357 people, and ranked among the ten fastest-growing states by percentage (U.S. Census Bureau, Vintage 2024). Investors across metro Phoenix (Phoenix, Mesa, Chandler, Scottsdale, Gilbert) and Tucson work in a market with a lot of newer housing, active build-to-rent development and a large supply of land. LOANKWEST is a loan broker, not a lender. We match Arizona deals with the lenders in our network that fit.
No city rental tax on long-term residential leases, starting in 2025. As of January 1, 2025, Arizona cities and towns may no longer levy transaction privilege tax (TPT) on residential rentals of 30 days or more (Laws 2023, ch. 204 / SB 1131; A.R.S. § 42-6004(H); Arizona Department of Revenue). There's no state or county tax on these rentals either, though owners still must register rentals with the county assessor. For DSCR investors, that removes a cost line that used to sit between rent and cash flow. The change covers long-term rentals only, so short-term rentals have different rules.
Trustee sales follow a minimum timeline. Arizona deeds of trust are usually foreclosed by trustee's sale. The sale can't occur before the 91st day after the notice of sale is recorded (A.R.S. §§ 33-807, 33-808). That roughly three-month window is the time an owner has to arrange a refinance or bail out funding, and the time a buyer has to line up bridge or hard money capital.
Land and ground-up are part of the market. Arizona's growth creates demand for lots and new homes. LOANKWEST arranges vacant land loans ($50K–$2M for raw acreage, entitled parcels and finished lots, up to 65% LTV, interest-only up to 36 months) and ground-up construction for spec, build-to-rent and small multifamily, plus construction material funding (suppliers paid upfront, up to 90 days to repay).
