A home equity line of credit (HELOC) on a rental property lets you tap the equity you've built without refinancing the mortgage you already have. You borrow what you need, pay it down, and borrow again during the draw period, a revolving source of capital for your next deal.

How an investor HELOC works

  • It sits behind or in place of your mortgage. A HELOC can be in 1st position (no other loan on the property) or in 2nd or 3rd position behind existing loans.
  • You get a credit line, not a lump sum. Draw what you need, and you only owe on what you've drawn.
  • It revolves. Pay principal down and that amount becomes available to draw again during the draw period.

How much can you borrow?

Lenders cap the line by combined loan-to-value (CLTV), meaning all the loans on the property together, divided by its value:

Available line = (property value × max CLTV) − existing loan balances

Example: a rental worth $500,000 with a $250,000 mortgage, at an 80% CLTV limit for a 2nd-position line:

($500,000 × 80%) − $250,000 = $150,000

On the LOANKWEST Rapid Investor HELOC, lines run from $25,000 to $750,000, with maximum CLTV of 85% / 80% / 70% in 1st / 2nd / 3rd position for personally owned property, and 80% / 70% in 1st / 2nd for LLC- or corporation-owned property. Final terms are set by the lender.

HELOC vs. cash-out refinance

Investor HELOC Cash-out refinance
Your current mortgage Stays in place Paid off and replaced
How you get funds Revolving line, draw as needed One lump sum at closing
Interest Only on what you've drawn On the full new loan
Best when Your first mortgage has a low rate you want to keep You want one loan and a fixed long-term payment

If your existing mortgage was locked at a rate well below today's market, a HELOC lets you keep that rate and still pull equity out. A cash-out refi would replace it with a new loan at today's rate on the whole balance.

Smart ways investors use a HELOC

  • Down payments and closing costs on the next acquisition
  • Renovation budgets or gap funding while a project wraps up
  • Paying off higher-cost short-term debt
  • Keeping a standby line for opportunities that need to close fast

What to watch

HELOC rates are often variable, so model your payment at a higher rate too. Know your draw period and what happens when it ends. And treat the line as deal capital with a payoff plan, not a permanent loan.
