Bridge Loans for Real Estate Investors: When Speed Beats Rate

Glass office towers seen from below

A bridge loan is short-term, interest-only financing secured by investment property. It "bridges" the gap between needing money now and getting long-term financing, or a sale, later.

Investors pay more for a bridge loan than for permanent financing. What they're buying is speed and flexibility.

When a bridge loan makes sense

  • Closing fast. A seller wants a quick close, or you're competing against cash offers.
  • The property doesn't qualify yet. It's vacant, under-rented or needs light work before a bank or DSCR lender will touch it.
  • Buy before you sell. You need to close on the next property before the current one sells.
  • Payoffs and recapitalization. A loan is maturing, or you need cash out while a refinance is arranged.

How bridge loans are sized

Bridge lenders focus on the property's value and your exit, more than on your income. Leverage is set as a loan-to-value (LTV) limit that depends on property type. Residential 1–4 unit usually gets the most, then multifamily, commercial and land. The LOANKWEST bridge program lists representative limits by property type.

Costs to plan for

  • Interest-only payments at a rate above long-term financing
  • Points (a percentage of the loan) paid at closing
  • Extension fees if you need more time past maturity
  • Normal closing costs: appraisal or valuation, title, legal

Because the term is short, what matters is the total cost of the bridge compared with what it lets you earn or save, not the rate alone.

Your exit is the whole plan

Every bridge loan should start with a clear answer to one question: how does this get paid off?

  • Refinance into a long-term loan once the property is stabilized. A DSCR loan is common for rentals.
  • Sale of the property, or of another asset
  • Completion of the lease-up or repairs that unlock better financing

Build in a cushion. If the plan needs 9 months, pick a term that gives you more, or confirm extensions up front.
